How to Appeal Your Property Assessment

If you believe your assessment is too high it is your right, as a property owner, to appeal that assessment. However, there should be a specific basis of the appeal — not general statements about overall market values.

It is critical that you file an appeal within the legally allowed time — which is 30 days from when the assessment changes are published. Once the legal 30-day appeal period is closed it is too late to appeal the assessment for that year.

How Do I Appeal My Property Assessment?

You are now able to file your assessment appeals online at McHenry County's website. Please follow the instructions as indicated on the McHenry County Assessment Office (link to E-file page).

If you are filing your appeal by mail, or hand-delivering your appeal to McHenry County, please download the appropriate appeal packet for your property type from the McHenry County Assessment Office. Print out the appeal packet, fill out the information requested, and attach any evidence.

When completing your appeal form, you have the option for the Board of Review to make their decision based on the evidence provided (no oral hearing necessary). At these hearings, neither township assessor nor property owner is present. If the option is selected to have a scheduled, in-person hearing, you must be prepared to present your evidence. The option for this type of hearing may be appropriate if you believe you have unusual circumstances that can best be stated personally. The location, date and time of these hearings is determined by the Board of Review.

The completed appeal forms must either be filed online, officially postmarked (not metered mail date), or hand delivered to McHenry County on or before the deadline date.

Three Ways to Enter Evidence

There are three most common ways to enter evidence on the forms:

1. Comparable Sales / Assessments

You are looking for properties similar to your house that are assessed lower or sold for less than your house is assessed at. Properties need to be in the same subdivision, same design/no. of stories, similar sq. ft, and similar age built. Using a 1.0 story as a comparable for a 2.0 story home also does not qualify as a comparable. When using comparable sales, make sure to use sales closest to January 1 of the assessment year. Be sure to use properties in Greenwood Township, unless the uniqueness of your property forces you to go outside Greenwood Township.

2. Recent Sale Information

If the property was recently purchased, information about the transaction should be entered on the form.

3. Recent Appraisal

Appraisals closest to January 1, of the current assessment year are the best. On-line appraisal sites, such as Zillow are not appropriate for determining comparable values.
